Indices of residential property prices: Q4 2020

According to data collected from credit institutions,(1) nominal apartment prices are estimated to have increased on average by 2.6% year-on-year in the fourth quarter of 2020, whilst in 2020 the average annual increase in apartment prices was 4.2%, compared with an average increase of 7.2% in 2019.

Indices of apartment prices by age and geographical area

More specifically, in the fourth quarter of 2020, the year-on-year rate of increase in prices was 2.0% for "new" apartments (up to 5 years old) and 3.0% for "old" apartments (over 5 years old). For 2020, prices of “new” apartments increased on average by 4.7%, against an increase of 7.7% in 2019, whereas prices of “old” apartments increased by 3.9% in 2020, against an increase of 6.9% in 2019.

According to regional data, in the fourth quarter of 2020 apartment prices are estimated to have increased year-on-year by 5.2% in Athens and 4.1% in Thessaloniki, whereas minor decline was recorded in other cities and other areas of Greece (-0.5% and -0.3% respectively). For 2020, apartment prices increased on average by 7.4%, 4.6%, 0.1% and 1.8%, respectively, in the above-mentioned areas. Finally, as regards all urban areas of the country, in the fourth quarter of 2020 apartment prices increased by 2.8% year-on-year, whereas for 2020 as a whole the average annual increase was 4.5%.

(1) Bank of Greece indices of residential property prices are based on detailed data reported to the Real Estate Market Analysis Section as from 2009, under Bank of Greece Governor’s Act 2610/31.10.2008, by all credit institutions operating in Greece. These data include banks’ valuations of the current market value and qualitative characteristics of residential property. A total of 811.4 thousand valuations were reported to the Bank of Greece with reference period up to end-January 2021 (65.0% apartments, 18.8% houses, 6.2% maisonettes, 6.2% building plots and 3.8% other types of property).
