Residential real estate risks

Assessment of risks stemming from the Residential Real Estate (RRE) market

The Bank of Greece attaches particular importance to monitoring developments in the RRE market, as international experience has shown that imbalances in this market are often associated with the emergence of financial crises.

To this end, the Bank of Greece collects, on a quarterly basis, data on new RRE loans (Executive Committee Act 231/3/2024) and assesses their key characteristics.

The analysis aims to monitor housing credit developments, assess compliance with macroprudential borrower-based measures (BBMs) and, ultimately, facilitate the timely identification of impending vulnerabilities that could adversely affect financial stability.
